Listed considerations aim to help quickly filter out incompatible renters and properties.   
●  Willingness to exchange information
●  Compatibility with property configurations
●  Time looking for rental accommodation
●  Motivation and drive to complete the process
●  Sought tenancy length
●  Availability to pay bond and first rent
●  Security of employment
●  Security of income
●  Current debts and commitments
●  Tendencies towards violence when stressed
- (drugs?)
●  Indications rent payments may be problem
●  Available appliances for clean comfortable living

●  Quality of referees
●  Fixed term agreements
●  Quality of guarantors
(when needed)
●  Balance between current position and income history
●  Consistency between conversations
●  Employment and accommodation histories

Possible deceptions
●  Respect for others,
(employers, landlords or colleagues)
●  Available tools and experience
(to maintain grounds or buildings)
●  Degree of "keenness"
●  Balance of incomes with lifestyles and possessions 
●  Security of flatmate relationships
●  Criminal records
(especially damage, violence, drugs, debts)
●  Domestic partners must be adequately checked
●  Smoking and drinking desires and histories

(noise to upset neighbours)

(gangs or drugs?)

Race, occupation, gender, religion, children or age -
(unless under 18yrs). 

It is also illegal for landlords to seek unnecessary irrelevant "private" information.
