Selecting rentersThese renters cause both financial losses and use expensive unplanned management time:-
Often desperate, they seek out inexperienced, naive providers who believe their false affirmations.It is not a "criminal" offence to steal rent or damage houses if offenders have a tenancy agreement..
Deceptions used:-
● Others present as applicants. (Check photo ID)
● Wrong or misspelt names (Check photo ID)
● Untrue accommodation histories (call providers)
● Untrue employment and income history (call employers)
● Friends pose as previous landlords (or guarantors)
● Wrong contact details for referees
● Other peoples' homes or cars used for meetings
Some warning indicators include:-
● Been looking for an unusually long time
● Too keen - accepts anything without looking
● Can’t answer questions or explain why
● Changing explanations or recollections
● Reluctance to offer information
● Uncomfortable with conversations
● Criticises previous landlords and places
● MSD won't support them
● Insufficient number of suitable referees
● Unexplained gaps in accommodation histories
● Unexplained gaps in employment histories
● Don't remember previous employers names or contacts
● Referees or employers can't be contacted
● No phone credit
● From "out of town"
● Doesn't know their bosses name
● "Looking for work" or "just started employment"
● No family, no budget adviser, no community supporters
● Not able to meet at their current accommodation
● Become impatient when questioned on irregularities
● They just "feel" wrongHome visits can also expose serious problems with:-
● Unhappy neighbours
● Inadequate possessions
● Badly kept properties
● Stained teeth, scrawny body, poor hygiene (drugs,?)
● Inappropriate social skills

Always stay polite and respectful. One warning indicator doesn't mean an unsuitable applicant.WARNING
