Undesirable renters
Owners must avoid renters likely to cause extra costs
These extra costs include excessive administration time, property damage, rent arrears and neighbourhood degradationDesperate, undesirable renters target inexperienced, naive providers.
It is not a "criminal" offence for renters to steal rent or damage properties
► Bad tenants cost owners many thousands from:-
● Damage, arrears and neglect,
● Reduction of property values
● Days of extra unpaid work.
● Damage to providers' reputations
● Lower property values in the area► Folk desperate for accommodation may use:-
● False names or spelling errors to stop access to public records
● False claims during phone conversations
● Others to make phone calls and application processes
● Others to fake referees (Check 2 referees each)
● Other peoples homes or cars to impress at visitations
● Excuses to make meetings difficult to arrange at their home
● Untrue employment histories
● Wrong contact information for referees (They cant be contacted)
● Wrong or misspelt names
● Untrue accommodation histories (Check landlord references)
● Other peoples' homes or cars used for meetings► Possible conversation indicators might include:-
● Been "looking" for an unusually long time
● From "out of town"
● "Looking for work" or "just started employment"
● Too keen - accepts anything without looking
● Can’t reasonably answer some questions
● Inconsistent explanations or recollections
● Reluctance to offer reasonably requested information
● Uncomfortable with getting-to-know-you conversations
● Criticises previous landlords and places
● MSD won't support them
● Insufficient number of suitable referees
● Unexplained gaps in accommodation and employment histories
● Cannot provide previous employers' or landlords' contacts
● Previous employers or landlords can't be contacted
● "No phone credit"
● No family, no budget adviser, no community supporters
● Not able to meet at their current accommodation
● Impatient when questioned on irregularities
● They just "feel" wrong► Home visit warning indicators might include:-
● Unhappy neighbours
● Inadequate possessions
● Badly kept properties
● Stained teeth, scrawny body, poor hygiene (drugs?)
● Inappropriate social skills
IMPORTANT
● Always stay polite and respectful.
● One warning indicator doesn't mean an unsuitable applicant.WARNING
